Letting Only Service

Letting only service provides a quick and fast way of us finding you a good tenant. We will market your property thoroughly to include newspaper adverts and an array of website adverts. It will also be sent out to all local Relocation Agents. We will accompany all viewings and negotiate to find you the best possible rent and terms. Once a tenant is found we will fully reference the tenant and upon satisfactory references draw up your contract. We will arrange for signature of the contract as soon as possible and collect the first month's rent and deposit equivilant to a minimum of six weeks rent. The deposit now has to be held by your Letting Agent or in an approved bonded account, we will normally hold the deposit for you at no extra charge.

Full Management Service

Our management service is all of the above and more. After a tenant is found, the agreement signed and the first months rent & deposit paid, we will book an inventory and check-in. Our independent inventory clerks will create a full detailed report of everything in your home, whether furnished or unfurnished. This is a vital document to have as it is enables you to claim from the deposit any damages. Gas safety certificates, electrical tests (if required) will also be booked.

These days more and more tenants prefer managed properties as it allows for a more professional service, removing the emotion from both sides. Our Property Management package includes services such as collecting rent, handling administration as well as assistance with maintenance and other more complex issues.

Many landlords don’t have time in their schedules to deal with tenants’ issues or any resulting work that may be required. Our comprehensive Property Management service is designed to give you peace of mind and relieve you of the commitment of being a full-time landlord.

What happens if a property requires Work?

You can provide us with details of your preferred contractor if you have a chosen company you have previously used or an associate you know. If you are not sure of who to use then why not use our dedicated team of highly qualified tradesmen who are on hand to ensure that you receive the very best quality of workmanship, at a very competitive price. If you use one of our qualified tradesmen then you can be assured that our property maintenance work is carried out to the highest standard. We only use properly accredited tradesmen, such as registered Gas Safe plumbers or NICEIC qualified electricians.


Can I use Catling & Co's Management Services without letting my own property through Catling & Co?

Yes, you can just use Catling & Co Property Management service, even if your home is not rented through us.
